DSCR stands for Debt Service Coverage Ratio. A DSCR loan qualifies on the property's cash flow, the rent against the payment, instead of your personal income or your debt-to-income ratio.

That changes everything for an investor. No personal DTI test, no tax returns driving the decision, and no cap of its own on how many financed properties you can hold. One honest nuance is worth knowing up front. The personal guarantee on a DSCR loan still counts against your ten conventional slots, so order matters. If the rent covers the payment with a little room to spare, the property carries the loan. That is what makes DSCR the workhorse for scaling a rental portfolio.

What a DSCR loan is

A DSCR loan is property-performance based. The lender looks at whether the property pays for itself rather than whether you personally show enough income on a tax return.

For an investor, that is the point. Your write-offs, your other mortgages, and your day-job income stop being the gatekeeper. The property stands on its own, and the loan can be written in the name of an LLC.

How the ratio works

The Debt Service Coverage Ratio compares the rent the property brings in to the payment it has to cover. A ratio of 1.0 means the rent exactly covers the payment. Above 1.0 means there is a cushion.

The stronger the cushion, the easier the file. There is no personal debt-to-income test in the way, so a property that cash flows well can qualify on its own merits.

Rent against the payment

The heart of it. The rent the property produces, measured against the payment, is what decides whether the deal works.

The property

Type, condition, and appraised value. Single-family up to four units is common, and a property in a real rental market is an easier file.

Your credit

Your score still matters and affects pricing, but there is no personal DTI test standing between you and the loan.

Reserves and down payment

Expect a larger down payment than an owner-occupied loan, plus reserves. Reserves can be liquid or non-liquid, and retirement accounts can count. The exact figures depend on the property and the program.

The workhorse for scaling

DSCR earns its keep in a few situations. When you have used your conventional Golden Tickets and need to keep buying. When you are self-employed and your tax return understates your real income. When you want to hold properties in an LLC. And when you are financing a short-term rental whose income a conventional lender will not count.

It is generally a bit more expensive than conventional (though not always, so have Ridge run the math), and that is the right tradeoff when it keeps you buying. Sometimes DSCR wins outright. Leverage options can run higher on a two-to-four-unit property than conventional guidelines allow, so the DSCR loan can be the better deal even though it spends a slot. The question is never which loan is cheaper on paper. It is which one lets you do the next deal, and the math decides that per property.
